5-BULLET FRIDAY – February 28, 2025

We are beyond excited to share some incredible news with you! Despite the challenges that 2024 brought to the real estate market, our team was honored to be named the #1 Small Team at the Coldwell Banker South Metro Denver office—which isn’t just the #1 Coldwell Banker office in Colorado, but also holds the title of #15 Coldwell Banker office in the nation! This weekend, we’re heading to the beautiful Broadmoor in Colorado Springs to celebrate at the Coldwell Banker Colorado Awards Ceremony, and we couldn’t have done it without you—our amazing clients. Your trust, support, and referrals made this achievement possible, and we are so grateful for each and every one of you. Here’s to another year of helping you find home—wherever that may be! 🏡💙

#2 – QUOTE OF THE WEEK

“What you feel doesn’t matter in the end; it’s what you do that makes you brave.”          -Andre Agassi

#3 – MIKAELA SHIFFRIN MAKES HISTORY WITH 100TH WORLD CUP WIN AND LAUNCHES INITIATIVE TO GROW WINTER SPORTS

Mikaela Shiffrin made history once again on Sunday in Sestriere, Italy, by securing her 100th World Cup victory, making her the first skier—male or female—to reach triple digits in race wins. The 29-year-old from Vail, Colorado, dominated the slalom event, finishing 0.61 seconds ahead of Zrinka Ljutic, with her U.S. teammate Paula Moltzan taking third place. This milestone victory also marked her 155th career World Cup podium finish, tying the all-time record with Swedish legend Ingemar Stenmark. Shiffrin’s journey to this achievement wasn’t without challenges; she overcame a severe puncture wound suffered in a crash last November. To celebrate her historic win, Shiffrin launched the “MIK100: Reset the Sport” campaign, partnering with the Ikon Pass and Share Winter Foundation to raise $100,000 to help youth access skiing and snowboarding. Ikon Pass has pledged to match donations up to $50,000, and Shiffrin has personally contributed $10,000, encouraging her sponsors to do the same. She emphasized that her 100th win is about more than personal success—it’s an opportunity to bring greater awareness and accessibility to winter sports for the next generation.

#4 – SMART STRATEGIES FOR BUYING A HOME IN TODAY’S MARKET

Many buyers are waiting for mortgage rates to drop before purchasing a home, but recent forecasts suggest rates will likely stabilize around 6.5% by the end of the year rather than dipping below 6% as previously expected. If waiting isn’t an option due to life changes like a new job or growing family, there are alternative financing strategies to consider. Mortgage buy downs allow buyers to pay an upfront fee to temporarily lower rates, while adjustable-rate mortgages (ARMs) offer lower initial rates with the potential to refinance later. Assumable mortgages, which let buyers take over a seller’s lower-rate loan, are another valuable option. Instead of delaying homeownership in hopes of significantly lower rates, exploring these creative financing solutions with a lender could make buying more affordable now.
